Upon arrival, the house was sweltering and took almost a full day to cool down, which made settling in uncomfortable. There was a distinct lack of mirrors in the bedrooms, complicating morning routines for a group, while the kitchen was snug with a tiny two-burner stove and no oven, creating a cramped cooking experience. Misleading photos suggested a grander living area than actuality, and the space felt a bit cramped when everyone congregated, especially since the living room blended into the kitchen.

The location feels serene and peaceful, away from the busy areas yet close enough to downtown Fredericksburg. The coffee station impressed me, offering a nice variety every morning. The beds were surprisingly comfortable, making it easy to unwind after a long day of exploring. However, we encountered issues with the smaller house we were assigned. The pictures showed a larger house, and upon arrival, we found ourselves in a smaller outhouse next to the main building. Some essential items were missing, like hand soap in the bathrooms, which felt a bit off. Also, there were no proper curtains in one of the restrooms, reducing privacy a little too much for comfort. Despite these setbacks, the overall cleanliness of the house was commendable. It's truly a charming place, ideal for a family retreat, but addressing these details would significantly enhance the stay.

Absolutely perfect. A new awesome detail every time you took a close look, like how the water running down the roof valley carved a channel in the first porch step. The property is close to OktoberFest and has a coffee station and plenty of comfortable beds.

Recommend it for family stay
When we arrived there was a mix up with the housekeepers and they gave our reserved house to another family. They offered a smaller house instead with some money back and I took it since they were quite nice about it. The smaller house was clean and had a nice comfort to it, made us feel at home despite the shower not working. I really appreciated how clean it was, makes a difference when you’re traveling with kids. And while this all happened I can’t complain about the owner who was quick to give a full refund when I expressed my dissatisfaction.

I wanted to love this place but, alas, we were shoved into a tiny outhouse instead of the lovely house promised. Also, missing hand soap and a broken shower? Truly charming. One would think a stay should come with complimentary upgrades or at least a cordial hello. I almost left a good review, but I just couldn't.
